What areas do you serve?
Sarasota County and Manatee County, Florida. That includes Sarasota, Bradenton, Lakewood Ranch, Siesta Key, Longboat Key, Palmetto, Parrish, Ellenton, Venice, Osprey, Nokomis, and Anna Maria Island. Our showroom is at 7446 N Tamiami Trail in Sarasota.
What does “design-build” actually mean?
It means the drawings, the specifications, and the budget come from one place, so whoever prices your project is working from a complete set instead of a sketch. SQ.1 does the design side. The construction is contracted separately, directly between you and a Florida-licensed contractor, and we stay in as your representative — we drew it, so we answer for it.
Do you give free consultations?
Yes. The walkthrough and the written scope are free. What you get back is a line-item breakdown — labor, materials, and allowances listed separately — not a single lump-sum number. If a project needs measured drawings or engineering before it can be priced accurately, we'll tell you that up front and quote that work separately.
How long does a kitchen or bathroom project take?
It depends on the scope and on how fast materials arrive, so we won't quote a number here that turns out to be wrong for your project. What we will do is give you a written schedule with the phases named before work starts, and tell you the day something slips instead of the week after.
Do you offer financing?
Yes. We partner with Enhancify, which lets you compare offers from a network of lenders. Comparing offers is typically a soft inquiry; a lender runs a hard inquiry only when you select a package to finalize. The application takes about two minutes. Funding typically lands in two to three business days after you accept an offer. Offers may include unsecured personal loans and secured products such as a home equity line of credit, where your home is used as collateral. Rates start at 7.99% APR for qualified applicants and vary with credit. Do you handle permits?
We assemble the drawings and specifications your licensed contractor submits with the permit application, and we coordinate the structural engineering when a project needs it. The permit itself is applied for and held by the licensed contractor of record — not by SQ.1.
Can I stay in my house during the renovation?
Often yes, especially on a single-room remodel or a phased whole-home project. On a full gut it's usually not practical. We'll be straight with you about which one your project is during the walkthrough — before you make plans around it.
Do you speak Spanish?
Yes. Every part of the project can run in Spanish — the walkthrough, the estimate, the contract discussion, and daily communication on site. Se habla español.
How do payments work?
Our design fee is billed against milestones set out in our agreement: signing, design development, budget delivery, and the permit-ready set. What you pay your contractor is set in your contract with them, separately. You will always know what triggers each payment before it comes due.
What happens if you find something unexpected behind the wall?
It happens on most older homes — old wiring, a drain line that was never right, water damage nobody knew about. We stop, document it, price the fix, and get your approval before continuing. You will not find it on the invoice at the end without having seen it first.
Do you do small jobs?
We focus on renovation design and planning rather than handyman work. If the job is smaller than that, tell us what it is when you call — if it isn't a fit we'll say so quickly instead of wasting your time.
